Notification of substantial shareholding

In accordance with sections 198 to 202 of the Companies Act 1985 as amended, the
Company was notified on 23 August 2002 that, on 22 August, Landfinance Limited
purchased 200,000 ordinary shares of 10 pence each in the Company.  As a result
of this purchase, Landfinance hold a total of 372,500 ordinary shares,
representing 3.5 per cent. of the issued ordinary share capital.
