PORTFOLIO UPDATE

UK Commercial Property Trust Limited (the "Company") announces that its property portfolio valuation as at 31 December 2009 was approximately £710.5 million. On a like-for-like basis, the underlying value of the portfolio increased by approximately 10 per cent. (over the period from 30 September 2009 in respect of the properties held by the group on that date and over the period from 31 August 2009 in respect of the 10 properties acquired by the group on 30 October 2009). 

The Directors expect that the unaudited net asset value per share will be published in the week commencing 11 January 2010
