Property & Capital Group Plc (the 'Group')

The Group announces that its shares will be eligible to settle in Crest with
effect from 23 March 2000.

The Group has decided to take this step following requests that its shares be
transferable in Crest, and following the very satisfactory experience which
its Registrar (Park Circus Registrars Limited, a subsidiary of the Group) has
had in being a participant in Crest since 1998 for other client companies.
