CHAIR SUCCESSION UPDATE

7 October 2026, The Board of Tritax Big Box REIT plc (ticker: BBOX) (the "Company") today announces the appointment of Nick Prettejohn as Chair Designate. Following a rigorous selection process, the Board has identified Nick as Aubrey Adams OBE FCA FRICS’s successor as Chair of the Company. Consistent with the timeline communicated to the market in March 2026, Aubrey has informed the Board of his intention to retire with effect from 31 December 2026.

Appointment of Nick Prettejohn as Chair Designate and Non-Executive Director

Nick will join the Board as an Independent Non-Executive Director and Chair Designate with effect from 7 October 2026. To ensure an orderly transition, Aubrey will continue to serve as Chair until 31 December 2026, after which Nick will assume the role of Chair with effect from 1 January 2027.

Nick is currently Chair of Reach plc, a position he has held since 2018, and has previously served as Chair of TSB Banking Group plc, Scottish Widows and Brit Insurance. He was also Senior Independent Director of YouGov plc and a Non-Executive Director and Chair of the Risk Committee at both Lloyds Banking Group plc and Legal & General Group plc. Earlier in his career, he served as Chief Executive of Prudential UK & Europe and Chief Executive of Lloyd's of London. He has also held a number of public and regulatory appointments, including roles with the Prudential Regulation Authority and the BBC Trust.

Retirement of Aubrey Adams

The Board would like to extend its sincere thanks to Aubrey for his leadership, service and significant contribution to the Company during his tenure as Chair.

Over the past five and a half years, Aubrey has overseen a period of substantial growth and strategic progress, during which the Company has strengthened its position as the UK's leading listed industrial and logistics pure-play platform. Key milestones during his tenure have included the transformational combination with UK Commercial Property REIT, the acquisition of the Blackstone logistics portfolio, the launch of the Company's data centre strategy and the Company's admission into the FTSE 100 Index.

Under Aubrey's leadership, the Company has significantly expanded its scale, capabilities and strategic opportunity set, while maintaining a disciplined approach to governance, capital allocation and long-term value creation for shareholders.
