Notification of Transactions of Directors and PDMRs

On 4 September 2026:

(i) Rob Wilkinson, Chief Executive and Executive Director and a Person Discharging Managerial Responsibilities ('PDMR'), was granted 9,918 options to buy ordinary 5 pence shares in the Company ('Shares') in accordance with the terms of the Hammerson Savings-Related Share Option Scheme ('SAYE'). The savings contract will begin on 1 October 2026, and the options will be exercisable from 1 October 2031 to 31 March 2032; and.

(ii) Alex Dunn, General Counsel and Company Secretary and a PDMR, was granted 5,909 options to buy Shares in accordance with the terms of the SAYE. The savings contract will begin on 1 October 2026, and the options will be exercisable from 1 October 2029 to 31 March 2030.

The options were granted at an option price of £3.08 per Share.
