The estimated un-audited net asset value, calculated in accordance with the
guidelines of the Association of Investment Companies, for Finsbury Growth &
Income Trust PLC at the close of business on 10 November 2008 was 198.56p (ex
income) 199.92p (cum income).

The estimated un-audited net asset value, assuming the reissue of all of the
1,938,750 shares currently held in treasury, at the closing mid-market share
price on 10 November 2008 was 198.32p(ex income) 199.63p (cum income).
