NET ASSET VALUE

The estimated un-audited net asset value, calculated in accordance with the
guidelines of the Association of Investment Companies, for Finsbury Growth &
Income Trust PLC at the close of business on 17 December 2008 was 192.59p (ex
income) 194.38p (cum income).

The estimated un-audited net asset value, assuming the reissue of all of the
1,978,750 shares currently held in treasury, at the closing mid-market share
price on 17 December 2008 was 192.23p(ex income) 193.96p (cum income).
