Merrill Lynch Investment Managers Group Limited has informed us that, pursuant
to discretionary investment management arrangements on behalf of clients, it has
purchased a total of 700,000 Ordinary Shares of no par value in AXA Property
Trust Limited on 23 August 2005 and that the total interest now held within
Merrill Lynch Investment Managers Group Limited amounts to 11,438,000 Ordinary
Shares which represents 11.43% of the issued capital.
