Workspace Group PLC 20 April 2000 WORKSPACE SIGNS OFFICE DEAL WITH NEWS INTERNATIONAL Workspace Group PLC, ('Workspace'), the property company, today announces that it has let the entire remaining floorspace at Ensign Court, London, E1, to News International PLC. The newspaper group has taken 15,000 sq. ft. (1,394 sq. m.) of office space on three upper floors on a 13.5-year lease. The rent is approximately £300,000 per annum. Workspace's core activity is the provision of 5.7 million sq. ft. of flexible business space and services to over 3,000 small and growing businesses in London, South East and the Midlands. Ensign Court is located on the Highway, London, E1. Workspace let the ground floor recently as retail space to wine merchant Oddbins on a 14-year lease. The entire property has been subject to a recent £1million refurbishment programme including a 4th floor extension. Harry Platt, Chief Executive of Workspace Group said, ' Ensign Court has been an outstanding investment for Workspace. News International is a strong covenant and clearly there will be a substantial uplift in the investment value of the property. ' The building was part of the group's original portfolio. We exploited the opportunity to refurbish and re-let the building at a higher market rent. As with all properties in our portfolio, if there is potential to generate improved returns from an alternative use, we seize the opportunities that present themselves. ' The City fringe is now a popular office location, appealing especially to media, technology and telecommunications firms. We saw the opportunity to refurbish Ensign Court to take advantage of this growing market.
