                   WORKSPACE CHAIRMAN UPBEAT AT AGM

Speaking at the Company's Annual General Meeting being held today, Tony Hales,
the Chairman of Workspace Group PLC ('Workspace') the leading provider of
flexible business accommodation to small and medium sized enterprises in London
and the South East, will make the following statement.

' I am pleased to update shareholders today on the progress we have made since
the start of the year. This will be our first full year since converting to REIT
status. The Board remains confident that Workspace continues to provide its
shareholders with an attractive long-term opportunity for both capital and
income growth.

' We are encouraged that enquiries and lettings in the first quarter have
continued at the high levels experienced at the end of the last financial year.
We are seeing good increases in both market rents and our rent roll which will
be reflected in our portfolio valuation.

' This is the last AGM that our current Finance Director Mark Taylor will be
attending. As shareholders know, Mark is stepping down from the Board. I would
like to take this opportunity to thank him for all his contributions during his
time with Workspace and wish him well for the future. I am pleased to welcome
Graham Clemett who has joined us as Finance Director from the Royal Bank of
Scotland.

' The future for the group remains promising. Our core market in London is
vibrant and the sentiment of our customers in their own businesses appears
positive. With a continuing strong demand for space, growing rental values and
progress of our improvement plans for certain estates, we are looking forward to
another good year in creating value for our shareholders.'

The Group's first quarter results, including an external property valuation,
will be announced on Monday 20 August 2007.
