                     First Quarter Sales and Pub Openings


Sales in the thirteen weeks to 28th October 2001 increased by £30.0 million to
£140.3 million, an increase of 27% in comparison with the same period last
year.  Like for like sales increased by 6%, and, as anticipated, 19 pubs
opened in the quarter, bringing the total number to 541.

The 10 Lloyds No. 1 pubs acquired in July 2000 performed particularly well,
with average sales per week (including VAT) in October of £26,000, indicating
a promising future for pubs of this type.
