Troy Income & Growth Trust plc - Share buy-back

On 21 February 2011, Troy Income & Growth Trust plc bought back 500,000 ordinary shares in the market at a price of 50.75 pence per share. These shares will be held in treasury. Following this transaction, the Company's share capital will comprise:

112,501,432 Issued Ordinary shares (excluding treasury shares)

9,441,085 Ordinary shares held in treasury

121,942,517 Issued Ordinary shares (including treasury shares)
