TERRACE HILL GROUP PLC ('the Group')



PROFIT GENERATION



The Group is pleased to announce that its new financial year from 1 November
2003 has started off positively with the generation on 28 November 2003 of a
profit in excess of £1.5 million from the restructuring of the Group's leasehold
interests in No 1 and 3 Portland Place, London W1.



No 1 Portland Place, which was redeveloped by Terrace Hill Limited in 1996, has
since formed, and is planned to continue to form, the London headquarters of the
Group's Commercial Division.
