DIRECTOR DEALINGS AND HOLDING IN COMPANY

The Company announces that Mr Bob Westcott, a non executive  director
of the Company,  has today  sold 42,708 shares  in the  Company at  a
price of 306p.  Following this sale  Mr Westcott has  an interest  in
627,059 ordinary  shares representing  3.84 per  cent of  the  issued
share capital of the Company.

These 42,708 shares have been purchased by Mr. E Bohan and  currently
represent Mr. Bohan's entire holding in  the Company. Mr. Bohan is  a
director of  Bendery Properties  Limited, which  has an  interest  in
522,956 shares  in the  Company, representing  3.20 per  cent of  the
issued share capital of the Company.

In addition,  Mr. Westcott  has entered  into an  Option to  sell  to
Bendery Properties Limited  up to a  further 602,059 ordinary  shares
(representing 3.69  per  cent of  the  issued share  capital  of  the
Company). The price at which  these transactions may take place  will
be determined by the timing of  each sale which is at the  discretion
of Bendery Properties  Limited. The  price at  which any  transaction
will take place increases over time, and is based upon an  annualised
increase of 6 per cent from the starting price of 306p.
