Directors' Interests

Quintain Estates & Development PLC ('the Company') announces that the following
rights over ordinary shares were granted to directors and PDMR's of the Company
on 27 June 2007, as follows:

Subject to the rules of the Quintain 2004 Share Plan and in particular to all
performance conditions being achieved, the above rights are exercisable between
27 June 2010 and 26 June 2017. Upon exercise all shares awarded will rank pari
passu with other ordinary shares in the Company.



In addition, Tonianne Dwyer has been granted an interest in 125,000 ordinary
shares under the Executive Directors' Performance Share Plan at nil cost,
vesting, subject to the achievement of performance conditions over a 5 year
period commencing in 2012.
