PRIMARY HEALTH PROPERTIES PLC

Primary Health Properties PLC ('PHP') announces that its wholly owned
subsidiary Primary Health Investment Properties Limited has exchanged
contracts to purchase two medical properties in Killick Street and Ritchie
Street, Islington, London, for £2.19 million (net assets acquired £2.19
million) with a rent roll of approximately £190,000 per annum.  The buildings
are let to two separate GP Practices.

The transaction, when completed, will take the portfolio, both purchased and
committed to over £50.5 million.
