Primary Health Properties PLC ("PHP") announces that its wholly owned subsidiary
Primary Health Investment Properties Limited has entered into a forward purchase
and funding agreement with Brackley Investments Limited to acquire a new medical
centre to be constructed in Hamble, Hampshire, for approximately £3,000,000 (net
assets acquired £3,000,000) with an anticipated rent roll of some £202,000 per
annum.  The building will be let to a GP Practice, Pharmacy and Dentist.


This new development forms part of the reprovision of primary care facilities
for a 7 partner Practice who currently occupy premises owned by PHP, which were
originally acquired in 1994.  It has always been the intention of PHP and
Brackley to redevelop this property.  Once the new development is completed,
which is estimated to be in first half of 2006, the old premises will be
disposed of.
