Primary Health Properties PLC ("PHP") announces that its wholly owned subsidiary
Primary Health Investment Properties Limited has entered into a forward purchase
and funding agreement with Brackley Investments Limited to acquire a new medical
centre to be constructed in Phoenix Park, Cardiff, for approximately £1,640,000
(net assets acquired £1,640,000) with an anticipated rent roll of some £113,500
per annum.  The building will be let to a GP Practice and a pharmacy.
