Land Securities Group PLC - Transactions in Own Shares

Land Securities Group PLC (the 'Company') announces that on 21 August 2007 it
purchased 227,000 ordinary shares at an average price of 1724.8119 pence per
share. The highest price paid was 1735 pence per share and the lowest price paid
was 1712 pence per share.

The purchased shares will be held as treasury shares. Following the above
purchase, Land Securities Group PLC holds 4,696,000 ordinary shares in treasury,
and has 465,774,568 ordinary shares in issue (excluding treasury shares).
