                            RETIREMENT OF DIRECTORS


Land Securities announces today that Peter Hardy and Mike Griffiths will retire
from the Board as a non-executive and executive director respectively on 8 July
2002.


Shareholders were first notified of Mike Griffiths' intention to retire on 17
April 2002; Peter Hardy's intention to step down from the Board prior to the AGM
was announced at the time of the Group's Preliminary Results statement on 22 May
2002.


Land Securities' Chairman, Peter Birch, commented:

'We would like to take this opportunity to thank both Peter and Mike for their
contributions to the Group.  Mike has been with Land Securities for 29 years and
we are grateful for the energy and commitment he has shown to the Group during
that time.  Peter's wise counsel and expertise in his role as a non-executive
director has also been of great value during a ten year period in which the
Group has achieved significant strategic change.  We would like to wish both
Peter and Mike the very best in the future.'
