LAND SECURITIES GROUP PLC ('Land Securities')

ANNOUNCEMENT OF INTERIM RESULTS - 16 NOVEMBER 2005

Land Securities will be announcing its interim results for the half year to 30
September 2005 on Wednesday 16 November 2005.

This will be the first time Land Securities is to report its results under
International Financial Reporting Standards ('IFRS'), with IFRS comparative
figures and reconciliations back to UK GAAP.
