Issue of Equity

The Company announces the allotment on 22 September 2006 of  602,859 Ordinary
shares of 0.1 pence each under its block listing facility. The issued share
capital is now 25,632,920 Ordinary shares.

The shares were issued for cash at a price of 100.6392 pence per Ordinary share.
The diluted net asset value per Ordinary share as at the close of business on 19
September 2006 was 99.1519 pence per share.
