                        Announcement of Special Dividend

             Distribution of the proceeds from the sale of property







At a meeting of the Board of Directors held on 14 March 2006, a special interim
dividend of £5.55 gross (£4.44 net of tax), was approved on the Ordinary and 'A'
Ordinary shares. The dividend will be paid on 31 March 2006 to those
shareholders registered in the books of the Company on 24 March 2006. This
reflects the distribution of the £6.8m proceeds from the sale of an investment
property at Broad Street, St Helier during the last quarter of 2005.
