GREAT PORTLAND ESTATES P.L.C 6 September 1999 GREAT PORTLAND MAKES STRATEGIC ACQUISITION IN SAVILE ROW, LONDON W.1. Great Portland Estates P.L.C. has acquired the 54 year leasehold interest in 28 Savile Row, London, W.1. for £6 million from Coats Viyella plc, who vacated their HQ building at the end of August. Immediate plans for the 1,393.5 sq.m. (15,000 sq.ft.) building, located on the corner of Savile Row and Clifford Street, include a refurbishment to provide quality office space arranged over lower ground, ground and five further levels. On completion Great Portland will be seeking rents in the region of £430.56 per sq.m. (£40 per sq.ft.) The Pollen Estate, in which Great Portland now has a 12.2% beneficiary interest, owns the freehold of 28 Savile Row as well as the adjoining property in Clifford Street, where it is understood that the current leases expire in approximately four years. Richard Peskin, Chairman of Great Portland, comments: 'The purchase of 28 Savile Row not only adds to our West end exposure but, in the light of the forthcoming lease expiries in the adjacent Clifford Street building, the deal provides some interesting angles with substantial marriage value opportunities to be investigated.'
