Fabian Romania Property Fund ('Fabian Romania' or the 'Fund')



Voting Rights and Capital



In conformity with the Transparency Directive's Transitional Provision 6, Fabian
Romania hereby notifies the market that the Fund's issued capital comprises
50,831,130 ordinary shares of €0.00001 each. All of these shares carry voting
rights.



The Company does not hold any shares in treasury.



The above figure of 50,831,130 for shares in the Fund carrying voting rights may
be used by shareholders as the denominator for the calculations by which they
will determine if they are required to notify their interest in, or a change to
their interest in, the Fund under the FSA's Disclosure and Transparency Rules.
