     Fabian Romania Property Fund Limited ('Fabian Romania' or the 'Fund')



                            Directors' Shareholding



The Fund announces today the following transactions in the Fund's shares
completed by two directors of Fabian Capital Limited, the Fund's investment
manager.



Graham Atkinson purchased 27,407 of the Fund's ordinary shares and Mark Owen
purchased 1,096 of the Fund's ordinary shares on 15 December 2006. After these
transactions, Graham Atkinson holds 27,407 of the Fund's ordinary shares,
representing approximately 0.054 per cent. of the issued ordinary shares of the
Fund and Mark Owen holds 1,096 ordinary shares, representing approximately 0.002
per cent. of the issued ordinary shares of the Fund.
