Fuller,Smith&Turner PLC 26 June 2000 FULLER'S FURTHER DEVELOPMENTS AT ENGLISH INNS HOTELS Fuller Smith & Turner P.L.C. ('Fuller's') the London based brewer and retailer is purchasing from Unistar Properties Ltd for £4.6m, a turn of the century freehold office building at 130-135 Minories, EC3 in the City of London. Fuller's will be investing a further £5.1 million to create a 64-bedroom hotel with a large branded Ale and Pie pub situated on the ground floor. The purchase completes on the 6th July 2000 and the hotel and pub are due to open in September 2001. This forms part of a £20M investment over the next two years in the very successful English Inns hotels brand. All the investments will be freehold and the funding will be provided by cash raised from the sale of the Fuller's wine shops and stock (£8.05M) the freehold properties (we expect approximately £5M) and the sale of the Master Robert Hotel (£6.7M). This is part of the Company's strategy to invest further into its existing and successful hotel estate, and it will take place alongside and be additional to, the existing investment programme in the bars and Fuller's traditional pubs as well as its brewery. The English Inns hotel properties are situated in key locations such as London's Westminster, the South bank, two minutes walk from the new Tate Modern and a property close to Le Shuttle in Kent. Construction began in May 2000 on Fuller's stunning new 118 bedroom waterside site, situated in the centre of Bristol. Simon Emeny, retail director of Fuller's Inns comments: 'Fuller's has successfully been running hotels for over thirty years and the profits from these have been an important ingredient in the Company's success. The Minories acquisition is a precise fit for the hotels division. We know that the combination of a traditional and high quality Ale & Pie pub within our English Inns hotel brand works very well. The proof is in our two existing central London hotels - The Mad Hatter, SE1 and Sanctuary House, SW1 - which consistently have over 90% occupancy with flourishing food and drink sales. The acquisition of the Minories will give us our third hotel in a prestigious and popular location in the centre of London.' English Inns hotels target a niche market catering to an affluent client base offering good value, atmosphere and comfort with an extensive food and beverage operation. All English Inns developments are vigorously researched to ensure that returns achieve the demanding targets required. We have been very encouraged by the results achieved to date.'
