First Property Group plc ('First Property' or the 'Company') announces that it
was notified yesterday that on 4 April 2006 Mr J C Kottler purchased a further
1,400,000 ordinary shares.

Following this purchase, Mr Kottler now holds 14,471,783 ordinary shares,
representing 13.0% of the issued share capital of the Company.
