Directors' shareholdings


First Property Group plc ('First Property' or the 'Company') announces that it
was notified yesterday that on 4 April 2006 Mr Alasdair Locke, chairman of First
Property, purchased 500,000 ordinary shares at 15p per share. Following this
purchase, Mr Locke now holds 8,571,990 ordinary shares, representing 7.7% of the
issued share capital of the Company.


First Property was also notified yesterday that on 4 April 2006 Mr Ben Habib,
chief executive of First Property, purchased 500,000 ordinary shares at 15p per
share. Following this purchase, Mr Habib now holds 14,424,283 ordinary shares,
representing 12.9% of the issued share capital of the Company, and has options
to subscribe for 2,750,000 new ordinary shares.
