                                ISSUE OF WARRANTS
                                        
Following the announcement made on 31 May 2007 re the placing of 7.35m new 
ordinary shares, Medsea Estates Group plc (the 'Company') announces that in 
consideration for arranging the placing, HB Corporate was entitled to a 
commission of 2 per cent. of the enlarged issued share capital. Thus on 13 June 
2007 it was agreed by the board of directors of the Company, that the following 
warrants in the Company should be granted:

               HB Corporate:-                      1,559,588

               Total warrants:-                    1,559,588

The warrants may be exercised in the period from 13 June 2007 up to but not 
including the fifth anniversary of that date at an exercise price of £0.10 per 
warrant share.
