                           COMPLETION OF ACQUISITION


Further to the announcement of 2 May 2006, the directors of Conygar are pleased
to announce that, on 15 May 2006, Conygar completed the acquisition of fourteen
office properties in Bedford Square, London WC1 through Conygar Bedford Square
Limited.
