                 THE CONYGAR INVESTMENT COMPANY PLC ('CONYGAR')

                   COMPLETION OF FIRST TRANCHE OF ACQUISITION


Further to the announcement of 16 December 2004, the directors of Conygar are
pleased to announce that, on 21 January 2005, Conygar completed the acquisition
of five offices and a terrace of multi-let units near Sheffield, through CM
Sheffield Limited, a 50:50 joint venture with a local property developer.


Completions in respect of the remaining properties are anticipated to occur in
March of this year.
