Purchase of Own Securities

1. The Cardiff Property Plc 'The Company' purchased on the 11th February 2002;
   135,000 of its own ordinary shares of 20 pence each at a price of £5.33. The 
   shares acquired are to be cancelled.

2. The Company was informed on the 11th February 2002 that: B.A.E. Systems 
   Pension Funds now hold a total of 104,000 ordinary shares, being 4.5% of the 
   issued share capital following the Company's recent purchase of ordinary 
   shares for cancellation.

3. The Company was informed on the 12th February 2002 that: Trefick Limited no 
   longer holds an interest in the ordinary shares of the Company.
