The Company announces that on 9th February 2000 it re-purchased 40,000
Ordinary 25p Shares, (representing 0.06% of the issued class of capital), at
the price of 526p per Ordinary Share, for cancellation.

Settlement and cancellation of the re-purchased 40,000 Ordinary Shares is due
on 16th February 2000 when the issued share capital of the Trust will fall to
60,660,000 Ordinary 25p Shares.
