The Company announces that on 12th November 1999 it re-purchased 95,000
Ordinary 25p Shares, (representing 0.15% of the issued class of capital), at
the price of 429p per Ordinary Share, for cancellation.

Settlement and cancellation of the re-purchased 95,000 Ordinary Shares is due
on 19th November 1999 when the issued share capital of the Trust will fall to
61,964,500 Ordinary 25p Shares.
