The Company announces that on 16th November 1999 it re-purchased 20,000
Ordinary 25p Shares, (representing 0.03% of the issued class of capital), at
the price of 429.5p per Ordinary Share, for cancellation.

Settlement and cancellation of the re-purchased 20,000 Ordinary Shares is due
on 23rd November 1999 when the issued share capital of the Trust will fall to
61,944,500 Ordinary 25p Shares.
