Purchase of Own Securities

The Company announces that on 27th September 1999 it re-purchased 250,000
Ordinary 25p Shares, (representing 0.39% of the issued class of capital), at
the price of 397.5p per Ordinary Share, for cancellation.

Settlement and cancellation of the re-purchased 250,000 Ordinary Shares is due
on 4th October 1999 when the issued share capital of the Trust will fall to
62,902,000 Ordinary 25p Shares.
