The Company announces that on 20th August 1999 it re-purchased 20,000 Ordinary
25p Shares, (representing 0.03% of the issued class of capital), at the price
of 396.0p per Ordinary Share, for cancellation.

Settlement and cancellation of the re-purchased 20,000 Ordinary Shares is due
on 27th August 1999 when the issued share capital of the Trust will fall to
63,352,000 Ordinary 25p Shares.
