THIRD QUARTER NET ASSET VALUE


The Company today announces that its net asset value was 83.3 per Ordinary share
as at 30 September 2006 (74.8 per Ordinary share as at 30 June 2006). The total
return (net asset value plus cumulative dividends) at 30 September 2006 was 90.3
pence per share.
