Directors' Notification of Dealing in Shares

The Company and Mr N A E Robinson, a director of the Company, were both
notified on 28 March 2000 that Bradford Tradesmen's Homes, of which Mr N A E
Robinson is a Trustee (and is deemed non-beneficially interested), acquired
2,500 ordinary shares of 5p each on 16 March 2000 at a price of 192p per
share.  Following this transaction, Mr Robinson is deemed to be beneficially
interested in 75,175 ordinary shares of 5p each (representing 0.05 per cent.
of the Company's issued ordinary share capital) and non-beneficially
interested in 11,700 ordinary shares of 5p each (representing 0.008 per cent.
of the Company's issued ordinary share capital).
