Further to the announcement on 12 June 2007, Braemar Group plc is pleased to
announce the completion of the acquisition of The Armchair Property Investor
Limited. The initial consideration for the acquisition is the issue of 6,080,000
new Ordinary Shares of 1p each in the Company (the 'Consideration Shares').

Application has been made for the new Ordinary Shares to be admitted to trading
on AIM and dealings are expected to commence on 3 July 2007.

The Consideration Shares will rank pari passu with the existing Ordinary Shares
in issue and bring the enlarged issued share capital following the issue to
120,053,571.
