Relocation of Store

Big Yellow Group PLC 27 October 2000 Big Yellow to Relocate its Staples Corner Store Big Yellow Group PLC (The 'Group') today announces the acquisition of a lease on a property at Staples Corner, into which it is proposing to relocate its existing Staples Corner operation. The new store is located on the same estate as the existing store, and will be highly visible and prominent to the North Circular Road, close to its junction with the M1 and the A5. The new store will provide approximately 100,000 sq. ft. of self storage, a significant increase in size from the existing store of 43,000 sq. ft. The existing store is currently trading at close to 100% occupancy and it is believed that the new store will accommodate future demand. The 600 customers will be relocated over a period of months, following which the existing store will be closed. The Group has negotiated an option to determine the lease on the existing premises which upon exercise will result in a payment to the landlord of £90,000. Closure of the existing store will result in a one off provision of approximately £100,000 against the write-off of fixtures and fittings. The relocation will provide the Group with the opportunity of upgrading the quality of the Staples Corner store to bring it in line with Group standards elsewhere.
