BENCHMARK GROUP PLC - CLASS 1 CIRCULAR POSTED

Benchmark Group PLC has posted its Class 1 circular to its shareholders in
respect of the proposed disposal and formation of The West End of London
Property Unit Trust (the 'Transaction') announced earlier today.  An
Extraordinary General Meeting to consider the Transaction will be held on 30
July 2001.
