Issue of Equity

The Company announces the allotment on 27 January 2006 of 175,000 Ordinary
shares of 25 pence each under its block listing facility.  The issued share
capital is now 25,387,133 Ordinary shares.

The shares were issued for cash at a price of 493.5pence per share.  The net
asset value per share as at the close of business on 26 January 2006 was 468.16
pence per share.
