New Banking Facility

The Company is today pleased to announce the completion of a HK$35 million three
year term loan facility with Standard Jardine Fleming Bank, repayable in June
2005. Draw down has been made today in two tranches, comprising HK$20 million at
a fixed rate of 6.00% for three years and Singapore $3.4 million at a fixed rate
of 4.15% for three years.
