Transaction in own Shares

The Company announces that on 20 November 2012 it purchased in the market
225,000 ordinary shares of 67p each ("Ordinary Shares") at a price of 846.5
pence per share for cancellation. The Company also announces the purchase of
24,000 redeemable shares of 1p each ("Redeemable Shares") at a price of 846.5
pence per share for cancellation.

Following these transactions, there are 35,049,013 Ordinary Shares in issue and
34,337,534 Redeemable Shares, none of which are held in treasury.

In total, since the Company started buying back shares in August 2011 it has
acquired, for investment purposes, 2,472,000 ordinary shares and 3,636,000
redeemable shares, representing approximately 8.09% of the shares then
outstanding.
