DIRECTOR/PDMR SHAREHOLDING

The Company has been informed that on 20 September 2011 Premier Pub Estates Ltd
bought 6,250 `A' Ordinary Shares of 40p (`A' Ordinary Shares") each in the
Company at £6.40 per share. Premier Pub Estates is a connected person (within
the definition of Section 96B (2) FSMA 2000) of Nigel Atkinson, a Non-Executive
Director of the Company.

This announcement is made in accordance with the requirements of DTR 3.1.4.
