DIRECTOR/PDMR SHAREHOLDING

The Company wishes to advise that Simon Emeny, a Director, today sold 30,000
`A' Ordinary 40p shares in the Company at £5.40 per share. Mr Emeny wishes to
inform the market that this sale was in relation to the funding of a property
transaction.

The Company also wishes to advise that Anthony Fuller, a Director, today
purchased 19,306 unlisted `B' Ordinary 4p Shares from John Keeling, a PDMR, at
a price of 51.8p per share.

This announcement is made in accordance with the requirements of DTR 3.1.4.
