Re. Letting Agreement

Embargoed: 0700hrs 8 November 2004 CLS HOLDINGS PLC ('CLS') ANNOUNCES FINAL LETTING AT ONE LEICESTER SQUARE CLS is pleased to announce the final letting of the 6th, 7th and 8th floors at its landmark building, One Leicester Square. These top three floors extend to 985 sq m (10,605 sq ft) and offer spectacular views across the London skyline. The new tenant is Aquarius Entertainment Ltd who has signed a new 30 year lease at an initial average rent of £411,000 per annum with upwards only rent reviews every five years. These floors will operate as a high quality restaurant and bar. The 3rd, 4th and 5th floors, extending to 1,090 sq m (11,733 sq ft), are let to Leisure, Trading & Development Ltd on a 30 year lease at an initial rent of £ 475,000 per annum exclusive with upwards only rent reviews every five years. These premises operate as the Marquee Club. Aquarius Entertainment Ltd and Leisure, Trading & Development Ltd join MTV, who earlier this year signed a lease for the ground, 1st and 2nd floors of the building at an initial rent of £625,000 per annum. The lease to MTV is for a term of 11 years whilst the other two leases incorporate landlord break options after 11 years.
