Unaudited net asset value per share at 31 July 2026

Caledonia Investments plc ("Caledonia") announces that its unaudited diluted net asset value per share ("NAV") as at 31 July 2026, calculated on a cum-income basis, was 583.8p.

Performance highlights:

·    NAV total return ("NAVTR") for the financial year to date was 3.6% and portfolio return was 4.1% (5.5% excluding foreign exchange movements). Foreign exchange resulted in a decrease in net assets of £39m

·    Annualised NAVTR was 9.2% and 8.7% over 10 and five years respectively

·    During the month, £99m was invested, including £60m to acquire a minority stake in Blue Diamond Limited, the UK and Channel Islands' leading garden centre operator. £29m was realised

·    Since 1 April 2026, £27.6m of ordinary shares were repurchased for cancellation at a weighted average discount of 37% resulting in 3.2p accretion to NAV per share
